Vacant and underutilised business site on a prominent location will be redeveloped into a new office project with showroom function.
A sustainable and qualitative upgrading
For many years, this underused site has been defining the view from the intersection of the Woluwedal and the Leuvensesteenweg (N2). The buildings have been squatted repeatedly and therefore had to be hermetically sealed. The sustainable and qualitative redevelopment of the project site will give an economic boost to the immediate vicinity and will provide an architecturally attractive gateway to the Zaventem area via the Leuvensesteenweg (N2).
The various challenges as regards the environment (remediation of any soil contamination), access to the site, demolition, vacancy, urban planning and interweaving of functions are now being further developed and coordinated in collaboration with the involved stakeholders.
For this redevelopment project we applied for a brownfield covenant. In the context of the envisaged integrated approach, this policy instrument between public and private actors is an excellent tool which can contribute significantly to the reconversion of the site into an economic and sustainable model project for the city of Zaventem.
First development project for PSR on the Brussels office market
On this project site, we aim to realize a mixed program with a focus on economic activities, industry and support functions. This is PSR’s first project on the Brussels office market. In a joint venture with Codic, PSR is also working on a large-scale mixed development with offices (19,000 m²), apartments and local stores at the Mechelen railway station.
A STRATEGIC PROMINENT LOCATION
We strongly believe in the commercial attractiveness of the site on a strategic prominent location. The site is also easily accessible via the E40 and R22 and is right on the gateway to Brussels. The intended development includes the demolition of the existing buildings and the realization of a state-of-the-art new building of approximately 3,000 m² with offices, showroom function and complementary facilities.
